Healthy Homes | Knowing what maintenance and repairs are needed in our properties

We take our responsibility as a social housing provider very seriously, and providing high-quality, safe homes for our tenants is our highest priority.

We have always aimed to provide a responsive and proactive service to tackle any damp and mould or disrepair issues. 

To help us assess your home, we launched our Healthy Homes project in August 2023.

Our aim is to carry out a full survey of all our 7,000 properties in the North West and tackle any issues that crop up, following the government’s Housing Health and Safety Rating System (HHSRS).

Over the past six months, the Healthy Homes team has carried out nearly 2,000 full property surveys. These have come through referrals when certain issues are highlighted to us. We have also been carrying out the Healthy Homes project when we survey our empty properties so they are ready to be re-let.

The surveys are focused on risks associated with the government’s assessment method, (the HHSRS, and capturing common defects in our properties to be resolved by the Property Services Repairs team.

The common theme for survey findings are:

  • damp and mould
  • electrical faults
  • risks from object falling from height, such as detached roof tiles
  • risks of falls from height, such as a lack of window restrictors
  • minor risks associated to the principles of HHSRS

 

Tony McVeigh, Head of Repairs and Maintenance, said: “We are making good progress with our work and making sure we know what issues there are in our tenants’ homes. As part of this work, we are also liaising closely with other teams in the Group to deliver the best support to our tenants from our other services.

“The team has been busy during autumn and winter, responding to referrals and putting in place the necessary works to make sure our tenants live in safe, dry and warm homes.  Naturally, the colder months bring a higher volume of requests, but as we approach spring and summer, we will carry out more proactive visits that should see us complete the full programme by August 2024.”
